Todays report from the Daily Record advises us on some “minor” issues involved with the comming flood of growth to our area. As I was standing in the middle of road today speaking with a client that is getting ready to list some commercial property with me, the question comes up, “don’t you want to see the inside?”. “Nope” I said, “the building couldn’t even be there, I am going on the numbers.” So if you are just going on the numbers, make note, and read this…. The residential real estate market is a completely different animal than commercial real estate - but you knew that, right?
Well, not everyone does. Read this article from the Washington Post from this week and you’ll see what I mean:
Washington Post - Diagnosing the Downturn
The commercial REITs are being affected by the issues (dare I say collapse) of the subprime lending market - in residential. Why? Simple, really. Overreaction and panic.
The two markets are distinctly different, but because they are both types of real estate they are getting lumped together. That makes no sense to do in other industries, does it? Just because two types of products are associated, that doesn’t mean that they are.
