Okay, so this is something I don’t often do and I am about to share with all of you some thing that most people don’t know about. I have a three year old son whose name is Owen, we call him “O”. O was born with life threatening food allergies. He is deathly allergic to all milk and egg based products. While it is managable through education, medicine, and constant supervision, it still is a scary situation. We have to bring food with us when we go out to eat and send food to his school for school lunches and make certain no kids share their food with him. We always have an epie pen on us at all time incase of an attack, etc.

 Some good factors of consideration brought to you by the National Association of Realtors on the effects of the Global Real Estate markets ( of which I am a fan of ) on the United States Real Estate Market and what NAR and it’s members are doing to help. I spoke with a real estate consultant from Ohio,USA today on what we (mcfalls and smith international development ) where doing in 2007-2008 in the global arena and how he could be apart. And that to me is AMAZING!!! Not that we had this conversation, but the fact alone that I in Baltimore, Maryland, USA and he in Ohio, were talking about possibly meeting up in Dubai to look at commercial investments. This would not have even been a thought 20 years ago. Which is odd in the fact that it seems completly normal to me and some of my peers have been doing commercial real estate for 20 years. I wonder if I will be talking about development on other planets in 30 years?

One of the problems we face as commercial investors is capital gains. Thus, the 1031 exchange is now used as a way to get rid of some of those headaches. The Spectrus Group has found a way to avoid most market conditions through the 1031 but most exchanges are still bound to the mercy of the market due to legal time frames in which the 1031 must be completed or identified.
